At Vine Living, we’re actively seeking new multifamily opportunities across Des Moines and surrounding markets. Our focus is on properties where we can add value through hands-on management, thoughtful renovations, and strong community engagement.
What We’re Looking For
We acquire properties that meet some or all of the following criteria:
Asset Type: Class C- to B- multifamily properties (5–30 units) with operational or physical value-add potential
Location: Des Moines and nearby communities with a 10,000+ population and strong demographics
Condition: Distressed, under-managed, or in need of capital improvements; from deferred maintenance to full repositioning
Price: $40,000 to $60,000 per door, depending on condition, location, and unit size.
Ownership: We work directly with brokers, owners, banks, and property managers seeking a reliable and decisive buyer

Internal Capital: We use our own funds to acquire properties. We don’t raise outside equity, eliminating one of the biggest reasons deals fall apart.
Expedited Closings: Our strong relationships with local lenders allow us to close quickly when needed on projects that would normally be difficult to receive financing for.
Front-Loaded Due Diligence: We perform significant due diligence before submitting a Letter of Intent (LOI) to minimize retrades, deals falling through, and wasted time/ resources.
Clear Communication: We respond quickly and keep all parties informed throughout the process.
Integrity-Driven: We value honest communication and aim for mutually beneficial transactions where both sides feel respected.
